Definition

A rental object of the "rental unit" category can only be created and rented as a complete rentable object, as is the case for the rental unit in standard Real Estate Management.

You can create, change or display a rental unit. Below follows a description of how to create a rental unit.

Flexible Real Estate Management ® Master Data ® Process Rental Object

You branch to the initial screen. Choose This graphic is explained in the accompanying text Rental Unit and the usage type you require.

Enter the company code, business entity, building and name of the rental unit.

NoteDepending on the parameter setting in Customizing, the number of the rental unit can be assigned externally or internally.

To facilitate the procedure of creating a rental unit, choose the Create with Template function. This function then creates a rental unit for you, using the data of an existing rental unit. You can adapt this data to the new rental unit.

 

General Data tab

Depending on the Customizing settings made, the number assignment for rental units is either internal or has to be made manually.

The validity period is automatically inherited from the superior object. If the rental unit has another period, choose This graphic is explained in the accompanying text Enter Period Directly and enter the dates.

The address can be copied from the superior object by choosing This graphic is explained in the accompanying text Inherit Address. When you create a rental unit, the address of the superior usage object is automatically adopted. However you can enter a different address here.

The more details on the address you enter in the dialog box, the faster the system will work. If the system has already stored several addresses for the client, a dialog box displays an overview of the existing addresses that match your selection criteria.

If you choose This graphic is explained in the accompanying text Release, you release the rental unit for account assignment.

Occupancy and Dates tab

Here you can define occupancy data, dates and details on the number of rooms in the rental unit.

This data is for information only.

Fixtures and Fittings Characteristics tab

Here you define the data on the fixtures and fittings and location of the rental unit. Since changes to fixtures and fittings characteristics made in the master data of the building are not inherited automatically, these have to be entered or deleted manually in the rental units themselves.

You have the option of defining time-dependent characteristics for your rental units. Insert your characteristics in the table by choosing This graphic is explained in the accompanying text Insert Characteristic. Define the validity period for each characteristic in the detail screen. You can access and process the detail screen of each characteristic by choosing This graphic is explained in the accompanying text Previous Entry and This graphic is explained in the accompanying text Next Entry.

In the display mode, you can call up the validity periods with the buttons This graphic is explained in the accompanying text Current Time Slot and This graphic is explained in the accompanying text Complete Period.

Measurements tab

Here you assign measurements to the rental unit.

Option Rates tab

In this tab you define methods for option rate determination. The method that has been defined in Customizing as being the default method is defaulted by the system here. However you can change this setting under Option Rate Detail.

Posting Data tab

For further information, refer to Posting Data .

Conditions tab

The rental object conditions are default values for a lease-out. You can change the data in the lease-out.

Condition types are defined in Customizing. Choose the following task level menu:

If conditions exist, the system generates a cash flow which you can display by choosing This graphic is explained in the accompanying text Cash Flows for Conditions.

If you choose This graphic is explained in the accompanying text Current Time Slot and This graphic is explained in the accompanying text Complete Period you can access the Management of Time Slots function.

Settlement Companies tab

The automatic assignment of external settlement companies is processed here. The table displays the name of the accounting company and the consumer number (identification of the Real Estate contract used by the settlement company). You can change the number manually.

NoteYou first have to assign the rental unit to a settlement unit. The settlement unit also has to be assigned to a DME settlement unit.

Details on external settlement companies are defined in Customizing. Choose the following task level menu:

Partners tab

Here you assign business partners who have a certain relationship with the rental unit (SAP Business Partner).

Plant Maintenance tab

You make settings in Customizing to determine whether a functional location is automatically created in Plant Maintenance when you create a rental unit. To do so, choose the following path in the task level menu:

It is possible to create (and delete) more functional locations manually in addition to the automatically generated one.

Link to Architecture tab

Here you can establish or remove the link between a rental unit and an architectural object

NoteThe link has to be initiated with the superordinate object in the architectural structure. If, for instance, you wish to assign a rental unit to an architectural building in the structure locality – architectural building – floor – architectural room, you first have to assign the locality and the architectural building to a usage object.

On the other hand, you can only remove the link by starting with the lowest level object in the architectural structure.

Note that you first have to make settings for the architectural view in Customizing. Choose the following task level menu:

However you can also create a new rental unit in the architectural view for an architectural object that already exists in the system. See Creating an Architectural Structure.

Error List

The error list is automatically displayed if errors occur when you save an object.
