Measurement

Example: 2000 square feet of Retail Space

Specifies measurable characteristics of objects. Measurements replace the spaces and apportionment units that were used in Classic RE. The measurement type describes what exactly is being measured (space, units, percentages, rooms, and so on).  Measurements for areas are designated by a special indicator, in order to allow special reports on areas and to allow the unit of measurement to be checked.

Measurement Type

Examples: Parking Lot, Retail Space, Office Space, Residential Space

Measurement types describe measurable characteristics of an object, such as heating area, room capacity in number of persons, number of parking spaces, share of garden, cubic volume, hot water consumption, and so on. You can assign measurement types to the following objects:

·       Architectural objects

·       Usage object (business entity, building, property, rental object)

·        Settlement unit

Measurement Unit

Examples: square feet, cubic feet, square meters, pieces, %

Measurement Amount

Example: 2000 square feet

If a measurement amount is defined for a particular level (for instance, a room with a size of 20 mē), the total at this level cancels out the same measurement amounts on any subordinate objects. This means that the total size of the subordinate objects is corrected.

Superior levels represent totals of the same measurement amounts of the subordinate objects (applies for all levels).

 

Total Measurement

Examples: Total Space, Residential/Usable Space

SAP recommends using total measurements if you need different, separate measurements for reporting, but at the same time need to group measurements together for processes related to service charge settlement.

For objects with mixed usage, you can differentiate, for example, between measurement types “A004 Residential Space” for residential usage and “A003 Usable Space” for commercial usage. On the other hand, in service charge settlement based on area, you would combine these two measurement types under one type: “A200 Residential/Usable Space”.

 

You can specify fractional areas if certain areas are not chargeable in full. To calculate the size of apartments in Germany, for instance, only half the area of a balcony or terrace is added on to the living area under certain circumstances (minimum width). If you wish to enter this area separately, you can make the necessary settings in Customizing.

Note Measurement types that are identified in Customizing as being total measurements (such as total area or usable space) are automatically entered by the system in the table under the Measurements tab in the application (such as creating a rental object).  These measurements are entered for the whole period in which the object is valid. They cannot be changed.

 

NoteYou can define your own measurement types in Customizing. For processes such as service charge settlement and option rate determination, it makes sense to group special measurement types together into more general total measurements (see Prerequisites).

 

Prerequisites

You made the following settings in Customizing:

·         Measurement types (Basic Settings for Flexible Real Estate Management)

·         Total measurements (Basic Settings for Flexible Real Estate Management)

·         Measurement types per usage type (Master Data -> Usage View -> Rental Object)

·         Measurements per architectural object type (Master Data -> Architectural View)

·         Measurement type (Service Charge Settlement)

·         Settlement by consumption/meter reading: measurement types characteristics (Service Charge Settlement)

 

Use

Measurements are used in the following objects:

·        Architectural objects (all levels of the hierarchy)

·        Business entities

·        Buildings

·        Properties

·        Rental objects

·        Settlement units

 

The measurements of a rental object are used:

...

       1.      As a basis for calculating and distributing condition amounts

       2.      For service charge settlement and option rate determination to determine the result of apportionment or the option rate. The measurement type used depends on the data specified in the settlement unit or option rate method.
