Use

Since an indefinite number of objects can be assigned to a Real Estate contract, certain agreements have to be made for individual objects in a contract.

NoteIn Classic Real Estate, these agreements are made for the whole contract.

You can use a term to group agreements under one ID so that you do not have to create them again and again for every object. You define terms for the following Real Estate objects:

a) Contract

·         Posting (data for payment, tax and dunning)

·         Frequency (payment frequency and form)

·         Organizational assignment (profit center, business area)

b) Rental object

·         Posting (such as cost center for imputed vacancy costs)

·         Organizational assignment (profit center, business area)

 

Activities

Create Terms

For every term category (posting, frequency, organizational assignment), the system defaults a standard term during contract and rental object processing.  You can change these standard terms but you cannot delete them from the table. The conditions are automatically assigned and are noted in the Conditions sub-tab.

If you choose This graphic is explained in the accompanying text Create Term, you can create different terms for each standard term. The terms are numbered. They are changeable, and if you want to delete them choose This graphic is explained in the accompanying text Delete Selected Term. If the term is to be changed, you have to assign the conditions in the Conditions tab (sub-tab Terms).

 

Change Terms

If you choose This graphic is explained in the accompanying text Date, you can create new time slots for the standard terms and all other terms. This means that if, for instance, the payment method changes, you do not have to create a new posting term. Instead you store the changed data in the existing term starting from the date of change by using the time slot function described above.

The time slots are not displayed in the table of posting parameters.  If you have entered several changes to a term, you can access these in the detail screen using the This graphic is explained in the accompanying text and This graphic is explained in the accompanying text buttons.
