Use

NoteYou can create, change, or display a building. The procedure for creating a building is described below.

Detail view

Above the text in the initial processing screen, choose This graphic is explained in the accompanying text Create.

NoteDepending on the parameter setting in Customizing, the number of the building can be assigned externally or internally.

To simplify the building creation process, choose This graphic is explained in the accompanying text Create with Template. This function creates a building with the data from an existing building. You may adapt the data to the new building.

General Data tab

The business entity address can be copied by choosing This graphic is explained in the accompanying text Inherit Address. If you want to enter another address, choose This graphic is explained in the accompanying text Create New Address.

You can create a building with time-dependence (start and end date). The period is automatically inherited from the higher-level object (business entity or building). If you wish to specify another time period for the building, choose This graphic is explained in the accompanying text Enter Period Directly.

If you choose This graphic is explained in the accompanying text Release, you release the building for account assignment.

Dates tab

Here you define dates for the building (for instance, relating to planning inquiries or building permits).

This data is for information only.

Additional Data tab

Here you define data on the municipality and other data relevant to the building.

Fixtures and Fittings Characteristics tab

You have the option of defining time-dependent characteristics for your building. Insert your characteristics in the table by choosing This graphic is explained in the accompanying text Insert Characteristic. Define the validity period for each characteristic in the detail screen. You can access and process the detail screen of each characteristic by choosing This graphic is explained in the accompanying text Previous Entry and This graphic is explained in the accompanying text Next Entry.

Since changes to the fixture and fittings characteristics in the building master data are not automatically inherited to the rental object, you will have to make these changes or deletions manually in the rental objects later.

In the display mode, you can call up the validity periods with the buttons This graphic is explained in the accompanying text Current Time Slot and This graphic is explained in the accompanying text Complete Period.

Measurements tab

Option Rates tab

In this tab you define methods for option rate determination. The method that has been defined in Customizing as being the default method is defaulted by the system here. However you can change this setting under Option Rate Detail.

Posting Data tab

Here you can establish a time-dependent link to a profit center and a business area.

Partners tab

Here you assign business partners who have a certain relationship with the building (SAP Business Partner).

Plant Maintenance tab

There is a setting in Customizing to determine whether or not the system automatically creates and assigns a functional location belonging to the Plant Maintenance (PM) component when a building is created; you have the option of manually creating and assigning a functional location here (for example, if a tenant reports a breakdown).

You can create Structure linkmaintenance orders in the Plant Maintenance (PM) component based on the malfunction report.

Link to Architecture tab

Here you can link the building to an architectural object.

NoteThe link has to be initiated with the superordinate object in the architectural structure. If, for instance, you wish to assign a building to an architectural building in the structure Locality – architectural building – floor – architectural room, you first have to assign the locality to a usage object.

On the other hand, you can only remove the link by starting with the lowest level object in the architectural structure.

Note that you first have to make settings for the architectural view in Customizing. Choose the following task level menu:

Customizing ® Flexible Real Estate Management ® Master Data ® Architectural View ® Architectural Object Type ® Process Architectural Object Types

However you can also create a new building in the architectural view for an architectural object that already exists in the system. See Creating an Architectural Structure.

Assignment to Contract tab

A list of Real Estate contracts to which the building is assigned is displayed here. From the list you can branch to the display of each individual Real Estate contract.

Error List

The Error List is automatically displayed if errors occur when you save an object.
