
Processing Business Entities
Screen Layout
Use
You can create, change or display a business entity. Below follows a description on how to create a business entity.
Detail view
Above the text in the initial processing screen, choose
Create.
Depending on the parameter setting in Customizing, the number of the business entity can be assigned externally or internally. To simplify the property creation process, choose
Create with Template. This function creates a business entity with the data from an existing business entity. You may adapt the data to the new business entity.
General Data tab
When creating a property and a building, the address of the business entity is automatically copied. However, you can enter an address here that differs from that of the business entity.
The more details on the address you enter in the dialog box, the faster the system will work. If the system has already stored several addresses for the client, a dialog box displays an overview of the existing addresses that match your selection criteria.
If you choose
Release, you release the business entity for account assignment.
Reference Factors tab
No rent adjustment method is available for Release 1.10.
Measurements tab
Here you create the measurable characteristics of the business entity, such as residential space in mē, office space in mē, number of parking spaces, room capacity in no. of persons, and so on.
In the display mode, you can call up the validity periods with the buttons
Current Time Slot and
Complete Period.

In this tab you define methods for option rate determination. The method that has been defined in Customizing as being the default method is defaulted by the system here. However you can change this setting under Option Rate Detail.
Posting Data tab
Here you can establish a link to a profit center and a business area.
Partners tab
Here you assign business partners who have a certain relationship with the business entity (SAP Business Partner).
Plant Maintenance tab
There is a setting in Customizing to determine that the system automatically creates and assigns a functional location in the Plant Maintenance (PM) component when you create a business entity. If this is not set, you have to manually create a functional location and assign it here.
You can create
maintenance orders in the Plant Maintenance (PM) component based on the malfunction report.
Link to Architecture tab
Here you can establish or remove the link between a business entity and an architectural object.
Note that you first have to make settings for the architectural view in Customizing. Choose the following task level menu:
Customizing ® Flexible Real Estate Management ® Master Data ® Architectural View ® Architectural Object Type ® Process Architectural Object Types
However you can also create a new business entity in the architectural view for an architectural object that already exists in the system. See

A list of
Real Estate contracts to which the business entity is assigned is displayed here. From the list you can branch to the display of each individual Real Estate contract.Error List
