 Editing Rental Units

  1. Starting from the initial screen, choose Start of the navigation path Accounting Next navigation step Real estate management Next navigation step Master data Next navigation step Objects Next navigation step Rental unit Next navigation step Create. End of the navigation path

  2. You branch to the initial screen.

  3. Enter the company code, business entity, rental unit and usage type.

  4. Depending on the parameter setting in Customizing, the number of the rental unit can be assigned externally or internally.

    To facilitate the procedure of creating a rental unit, choose the Copy from... function. This function then creates a rental unit for you, using the data of an existing rental unit. You can adapt this data to the new rental unit.

  5. Choose Master data orENTER to reach the next screen.

Edit address

When creating a property and a building, the address of the business entity is automatically copied. However, you can enter an address here that differs from that of the business entity.

The more details on the address you enter in the dialog box, the faster your system will work. If your system has already stored several addresses for the clients, you receive a dialog box with an overview of the already existing addresses according to the selection criteria.

Enter data on the fixtures/fittings and location of the rental unit

Since changes to the fixture and fittings characteristics in the building master data are not automatically inherited to the rental unit, you will have to manually enter these changes in the rental unit later

Edit data for a rent adjustment based on the representative list of rents

Only possible if a representative list of rents is assigned to the business entity.

If the representative list of rents has a fixtures and fittings category or location class assigned to it, you can maintain these here. You can also enter percentage surcharges or reductions for a rent adjustment based on a representative list of rents in points, such as the rent adjustment according to Dutch law .

Determine conditions

The rental unit conditions are default values for a lease out. You can change the data in the lease out.

The rental unit conditions are used to determine the imputed vacancy costs. You can define in Customizing for Real Estate which condition types are taken into account.

If conditions have been created, the system generates a cash flow that you can display .

Automatically adjust conditions

If you choose Maximum rent, the system calculates a new rent if a representative list of rents is assigned to the business entity or a comparative group is assigned to the rental unit

Specify time-dependent usage of the area using area types

If an area type is assigned to the rental unit in Customizing, this is automatically set on the rental unit when you create it and cannot be deleted.

Choose Superimpose to automatically import the area types set in Customizing for the object.

You can only edit area types that are linked with apportionment units in Customizing for Real Estate if their valid-from date is later than the date of the last service charge settlement.

Whenever you change a reference area you are asked whether the condition amount should also be updated. You can also adjust the amounts later via bulk processing (see also: Adjustment Method: Area Change ).

Apportion service charges time-dependently to the respective rental unit or lease out

Settlement units (with corresponding service charge keys and apportionment units ) have to correspond with the condition types and apportionment units of the rental units and lease outs for the service charge settlement to run correctly.

If you have assigned an area type to an apportionment unit in Customizing for Real Estate and have maintained these areas in the rental unit ( Areas tab), these areas are displayed here.

For consumption-dependent apportionment factors, you have to create corresponding meters in the rental unit: Editing Meters (Rental Unit) .

There is a setting in Customizing for Real Estate to determine that the system automatically creates and assigns a functional location in Plant Maintenance when you create a rental unit. If this is not set, you have to manually create a functional location and assign it here.

You can create maintenance orders in Plant Maintenance based on the malfunction report.
