 Maintenance Orders for Real Estate Objects

Purpose

You can assign maintenance orders (PM orders) to functional locations using the Plant Maintenance (PM) component.

A maintenance order

  • Plans the implementation of maintenance measures

  • Monitors work process

  • Settles the costs of the maintenance measure

You can use these functions for the Real Estate component to valuate the maintenance costs for Real Estate objects.

Process Flow

Carry out the following steps to assign maintenance orders to Real Estate objects and to valuate the costs:

  1. Create maintenance order(s) and functional locations in PM.

For the objects business entity, property, building and rental unit, you can make the following settings in Customizing for Real Estate:

  • The system automatically creates and assigns a functional location when you create the objects

  • Assign a transaction to the objects so that you can generate a malfunction report in the object processing screen

  1. Assign the maintenance order in the master data of the functional location.

  2. Assign the functional location in the master data of the Real Estate component (see point 1).

  3. Plan or carry out account assignments on the PM order.

  4. Analyze the non-cumulative values of PM orders in the Real Estate information system by RE object or by cost element, by:

  • Actual values

  • Commitment values

  • Plan values
