You have assigned the representative list of rents in the business entity (see

You have specified or valuated all the characteristics that are relevant for the representative list of rents, for example, construction year, residential location, and fixtures and fittings characteristics on the rental objects and buildings (see Processing Rental Units and Processing Buildings ).
For this method, you enter the set of rules used for determining comparative rent using a representative list of rents. You do this for each required representative list of rents in Customizing. Normally the representative list of rents is provided by the city in which the given apartment is located. The representative list of rents can be extremely different from city to city, not only in its values but also in its structure. Therefore, customer exits and extensive control tables are provided so that you can modify and expand on the method. Normally the following attributes of the rental object are used in the calculations of the representative list of rents:
Size
Location
Building age
Fixtures and fittings category
Fixtures and fittings characteristics (these can also be given points as scores, if the representative list of rents allows this)
Standard System:
You can execute the following functions with the standard adjustment:
Specify rent value guide range
Specify rent value guide depending on construction year
Specify the total points of a characteristic category and divide by a specific factor
But the standard adjustment cannot interpret the result in points. You can define the following in Customizing in a control table for this:
Conditions and actions dependent on these conditions with special logging
Provision of adjustment interim results as occupied variables
Change the interim or overall results

Example Essen’s Representative List of Rents
This is an example. The values of the representative list of rents and the calculation do not necessarily match Essen’s representative list of rents. Use the adjustment control to change the calculation (see Prerequisites, point 3.)
You can specify or valuate all characteristics that are relevant for the representative list of rents and assign the representative list of rents when you process the rental object depending on the Customizing settings. The system reads these characteristic values during an adjustment run of the condition that is assigned to this rental object (using a contract if necessary). The system determines a rent per area unit which multiplied by the area gives the comparative rent for this rental object.
The rent per area unit is calculated as follows:
Rent = (rental guide value dependent on construction year)
* (influence of residential location)
* (influence of fixtures and fittings + other influences)
