You can create, change, or display a building. The procedure for creating a building is described below.
On the

Number Assignment
Depending on the setting in Customizing, the number of the building can either be assigned externally or internally. Read the documentation for the
Building
Number
Range
IMG activity.
Building Related to Architectural View
You can create a building with an immediate link to an existing architectural object. To do so, set the
Create From Arch.
indicator and enter the ID of the architectural object. The new building is then created with the data of this architectural object, such as its address and measurement amounts. You can still change this data.
Enter the company code. When external number assignment is used (see above), enter the number of the building.
Building Not Related to Architectural View
If you do not want to create the building with a link to an architectural object, then do not set the
Create From Arch.
indicator.
Enter the company code. When external number assignment is used (see above), enter the number of the building.
Note
You can also link all usage objectsto architectural objects later on, after the usage object was created. For more information, see Architectural View and Assignments Between Usage and Architectural Views .
General Data Tab Page
When you create land and buildings, the address of the business entity is automatically copied. However, you can enter an address for them that differs from that of the business entity.
The more details you enter in the address in the dialog box, the faster the system works. If the system has already stored several addresses for the client, a dialog box displays an overview of the existing addresses that match your selection criteria.
By choosing
Release
, you release the building for account assignment.
Dates Tab Page
Here you enter dates for the building (for instance, relating to planning inquiries or building permits).
This data is for information only.
If you set this up in Customizing, then the system copies the values of the
ConstYr
(construction year) and
Modernization
fields to rental objects assigned to the building. (This is used, for example, for
rent adjustments based on a representative list of rents
.) If you enter a date in the
Modernization
field, then this date is used by the rent adjustment rather than the construction year.
Additional Data Tab Page
Here you define data on the municipality and other data relevant to the building.
This data is for information only.
In Austria there is a method of service charge settlement for rental units called the
current occupancy principle. If you want to settle using this method, then set the
Current Occup. Prin.
indicator on this tab page . If you set this indicator, then this setting is automatically copied to all rental units of the building that are created after that point.

Fixtures/Fittings Tab Page
You can enter time-dependent characteristics for your building here. Depending on your Customizing settings, these characteristics are copied to the rental objects of the building, and can be used for rent adjustment based on a representative list of rents.
You specify in Customizing which characteristics can be entered only on the building and which can be entered on the building and the rental object. Choose:
Insert characteristics in the table by choosing
with the quick info text
Insert Characteristic.

Any changes you make to the fixtures and fittings characteristics in the building master data are not automatically updated on the rental objects. If you want to reflect these changes on your rental objects, you have to make the changes manually on the rental objects.
Define the validity period for each characteristic in the detail screen. You can access and process the detail screen of each characteristic by choosing

Option Rate Methods Tab Page
On this tab page you define methods for option rate determination. The method that has been defined in Customizing as being the default method is defaulted by the system here. However you can change this setting in the
Option Rate Method Detail
area.
Posting Parameters Tab Page
Here you can establish a time-dependent link to a profit center and a business area.
Partner Tab Page
Here you can assign business partners who have a relationship to the building, and navigate to the business partner master data.

Assignments Tab Page
In Customizing you specify if the system automatically creates and assigns a functional location in the
Plant Maintenance (PM)
component when you create a building. If this setting is not made, you can manually create a functional location and assign it here.
Based on certain notifications (malfunction reports, service notifications, inspection), and depending on the Customizing settings in the
Plant Maintenance (PM)
component, you can create a maintenance order (or service or maintenance plan order) directly from the building.
In addition, depending on your settings in Customizing, you can:
Create and assign fixed assets of Asset Accounting (FI-AA)
Assign WBS elements
Assign CO orders

Architecture Tab Page
For more information, see these sections above: Building Related to Architectural View and Building Not Related to Architectural View .
Here you can assign existing usage objects to existing architectural objects or the other way around. This assignment can be either partial or complete. In addition, when you create usage objects, you can specify that they are created from existing architectural objects. The advantage of this assignment is that you can partially or completely adopt the measurements of the assigned object. While doing so, you can automatically or manually update the measurements on the usage object.

A list of real estate contractsto which the building is assigned is displayed here. From the list you can go directly to the display of each real estate contract.
