  Measurements

Use

Measurements are used to determine the measurable characteristics of objects. Measurements replace the areas and apportionment units that were used in Classic RE. You can also specify measurements for the real estate contract. For more information, refer to Contract Measurements

Measurements for usage objects and real estate contracts are a fundamental part of the following processes:

They are the basis for calculating condition amounts ( Measurement calculation formula)

For more information, refer to Defining and Assigning Conditions and Flows .

They are required in the service charge settlement and option rate determination processes for determining the result of the apportionment or the option rate. The measurement type that forms the basis of the calculation depends on what was specified in the settlement unit or option rate method.

If you use the service charge settlement component, read the Service Charge Settlement documentation and especially the section on editing apportionment rules .

If you use the input tax distribution component, read the documentation on Option Rate Determination and Input Tax Distribution and especially the section on the option rate method .

Measurements for architectural objects can be transferred to the measurements of usage objects assigned to them, or you transfer from usage to architectural objects. Or the measurements can be used for information only.

You made the basic settings for using measurements in Customizing. Choose:

Here you specify if the contract measurement applies only to the contract, or can also relate to objects belonging to the contract (also refer to Define Contract Measurements ).

What Is a Measurement?

Describes the measurable characteristics of an object.

You can specify measurement types for the following object types in Customizing (see Prerequisites section):

Architectural object

Usage object (business entity, building, property, rental object)

Settlement unit

You can define and name measurement types as you wish. Measurement types that refer to area are designated by a special indicator, in order to allow special reports on areas and to allow the unit of measurement to be checked.

Parking area, public area, retail space, office space, residential area, room capacity in persons, number of enclosed parking spaces, water consumption, cubic volume, and so on

Measurement Unit

You have to assign measurement units to measurement types in the same Customizing activity.

Square feet, cubic feet, square meters, pieces, percentage

Measurement Amount

In the architectural view, the measurement amounts for the same measurement type of all subordinate objects are automatically totaled on the higher-level object. You can overwrite this total. However, overwriting the total does not affect the measurement amounts on the subordinate objects.

 

Other Measurement Categories

Total Measurement

Total Space , Residential/Usable Space

We recommend using total measurements if you need different, separate measurements for reporting, but at the same time need to group measurements together for processes related to service charge settlement.

For objects with mixed usage, you can differentiate, for example, between measurement types “A004 Residential Space” for residential usage and “A003 Usable Space” for commercial usage. On the other hand, in service charge settlement based on area, you would combine these two measurement types under one type: “A200 Residential/Usable Space”.

 

You can specify fractional areas if certain areas are not calculated in full. To calculate the size of apartments in Germany, for instance, only half the area of a balcony or terrace is added on to the living area under certain circumstances. If you wish to enter this area separately, you can make the necessary settings in Customizing.

Measurement types that are identified in Customizing as being total measurements (such as total area or usable space) are automatically entered by the system in the table on the Measurements tab page in the application (such as creating a rental object). For total measurements, the system displays with the quick info text Measurement Is Totals Meas. By choosing with the quick info text Measurement Is Totals Meas. you can find out how the value of the total measurement is determined (which measurement types are used). Total measurements are entered for the whole period in which the object is valid. They cannot be changed.

 

Derivable Measurements

Measurement amounts of a rental object can be derived from other measurement amounts (for instance, when you extract a rental space). The derived value can be changed when the rental object is being processed ( Manually indicator on the Measurements tab page). When no manual changes are made, the value for the derived measurement type is updated automatically each time the basis measurement is changed.

Derivable measurements can be used, for example, for the proportional distribution of certain measurement amounts.

Example

You occupy available office space according to the number of office employees, and you want the occupied office space to be calculated proportionally for the purpose of service charge apportionment.

Procedure 100 parking spaces (M005) are assigned to a pooled space of 1000 m² office space (A101). Rental spaces are extracted from the office space, and the parking spaces should be distributed proportionately to the area.

You have to make the following entries in Customizing (see Prerequisites):

If a rental space of 253 m² office space is extracted from the pooled space, then the value 253 / 1000 * 100 = 25 (rounded off) is derived for measurement type M005 Number of Parking Spaces . When the rental spaces are extracted, the Number of Parking Spaces measurement must be selected in the Distribute Measurements group box. You distribute by choosing in the Distribute Other Measurements field.
