 Contract Measurements

Definition

Measurements on the real estate contract that are not limited to measurements of the contract objects (rental objects).

Use

Contract measurements can be used, for example, for the following functions:

  • You want to calculate a condition amount for a shared (commonly-used) space, but you do notwant to use the whole measurement amount of the object. Instead you only want to use the measurement amount that is assigned to the given contract for this object.

  • A measurement that is used as an apportionment criterion for service charge settlement is not specified as an absolute amount on the rental object, but is instead specified by the contract.

    Example:

    Number of persons, which is used for apportionment of trash collection fees

  • For calculating the condition amount, you want to use a measurement amount that is on the contract and noton the object.

    Example:

    A fixed amount is charged for each person who uses the cafeteria. The number of persons who use the cafeteria is entered on the contact (independent of the object).

  • The space (area) that was agreed on in the real estate contract differs from the actual area of the object being leased out.

    Example:

    The area the parties agreed on in the written contract is 100 square meters, whereas the actual area of the object is only 98 square meters. In this case, you can adjust the area on the contract in the system to 100 square meters and agree on conditions that are based on this area.

Integration

Conditions:

Once you have defined contract measurements, you can create conditions for them. In the calculation formula, you specify that the contract measurements are used as the basis for the calculation. For more information, refer to Defining and Assigning Conditions and Flows .

Service charge settlement:

If you have defined contract measurements, you can use them for apportioning service charges during service charge settlement. For more information, refer to Service Charge Apportionment .
