 Settlement Using Current Occupancy Principle (Austria)

Use

You can settle service charges using the current occupancy principle, which meets legal requirements in Austria. According to this principle, the tenant who occupies the rental object at the time of service charge settlement bears the full costs for the entire settlement period, even if the tenant did not occupy the object during that whole time. To offset this, the tenant is credited with the advance payments made for the entire settlement period (for the imputed advance payments agreed for the rental object during vacancy).

Prerequisites

Customizing:

  1. You specified in the settlement parameters of the settlement schema that the current occupancy principle is used and you also specified how receivables are to be determined:

  2. You can enter default settings for the Current Occupancy Principle for each service charge key in Customizing:

  3. You can have the system automatically set the Current Occupancy Principle indicator in the building master data based on the construction year. This is done using a BAdI:

  4. You set the Current Occupancy Principle indicator for the rental units involved on the Location Description tab page (or on the building on the Additional Data tab page). If the indicator is set on the building, this setting is copied to all rental units that are created and assigned to the building after that point.

    Caution Caution

    The Current Occupancy Principle indicator can only be used for rental units and rental spaces, not for pooled spaces. Using this indicator for rental spaces is not recommended if the rental space is returned to the pooled space after the end of the contract or if its measurements change significantly when it is extracted again for a new rental. When a rental space is returned to the pooled space, the settlement process treats it as vacant at the time of settlement even if there is a new rental space for the physically and architecturally identical space at the time of settlement.

  5. You specified on the settlement unit that the current occupancy principle is to be used. Here you can specify exactly when the current occupancy principle is used: whether it is always used, never used, or used only if the Current Occupancy Principle indicator is set on the rental unit (also refer to Editing Settlement Units ).

Features

All service charges for rental units that were occupied and vacant in turn during the settlement period are charged to the current tenant. This settlement includes the advance payments and imputed vacancy costs for the entire settlement period. Receivables are always posted as a balance. The tax amount is always calculated using the tax code valid at the end of the settlement period.
