Objects
Use
The objects managed in the system are real estate collateral objects.
Within object management, you can create, change and display an object. You can also create an object as part of a loan transaction when you enter the contract data. The system assigns a unique object number to each object you save.
Features
You can create building parts relating to a particular object. The building part contains descriptive information such as area and measurements. By assigning a usage type (such as ‘apartment’ or ‘warehouse’) to a building part, you can differentiate between the property yields from commercial and private usage when you calculate the collateral value.
A short version and a long version are available for calculating the collateral value.
Each object must have a separate address. When you enter an object you can create a new address or copy an existing one. You can also assign partners in various roles to the object (such as tenant, janitor). However, this does not apply to the land registry, which is a special case. You enter the land registry as part of the land register data. You use the real estate business partner for the land register.
For more information, see IS-RE - Real Estate Management
Land Register (Germany only)
You can assign land register data to each object. When you create an object, the entry in the land register is optional. However, it must be added when you enter an encumbrance in the system.
If an object has already been created in the system, you can call it up by entering the object number on the initial screen. If you do not know the object number, you can search for it via the object address or parts of the object address (such as country ID, postal code, city and street), using a matchcode search. This allows you to fill one or all of the fields, or to only part-fill the fields (for example, the first figure of the postal code). Depending on how precise your search criteria are, the system displays a list containing 1 to n addresses. To choose the address you require, double-click on the corresponding line in the list.
You can group several objects via a master number. Such a grouping is only intended for information purposes, and is not used elsewhere in the Loans application. The master number function is only available to the user if the following settings have been made in Customizing for Loans:
