Settlement by Heating Value Days
Use
You can carry out settlements using
regional location keys to distribute costs throughout a settlement period (for instance, if you want to charge lower percentage rates for heating expenses in summer than in winter).A regional location key is comprised of:
This procedure is used in Switzerland (regional location key = ETH key).
However the procedure can be adapted for general use by defining your own keys.
Prerequisites
Settings in Customizing for Flexible Real Estate Management
Set the HeatDys Usage (heating value days usage) indicator in Customizing for each service charge key. Choose:
Customizing ® Flexible Real Estate Management ® Service Charge Settlement ® Characteristics of Service Charge Settlement Keys
Settings in settlement unit
Enter the regional location key and the heating value percentage rates.
Assign the measurement type to the regional location key on the settlement unit.
Features
You can maintain heating value percentage rates for each region and each service charge key.
If the measurement is apportioned according to consumption, the heating value percentage rates are only taken into account if no interim meter reading is made at tenant changeover.
Apportioning of consumption-dependent and consumption-independent service charges is based on the formula:
Measurement * Heating value percent rate/per period
Total measurement * Total regional location key value
