
Processing Measurements/Settlement Variants
Use
You need measurements (Standard RE: apportionment units) and settlement variants to be able to create
settlement units. You define measurements in the rental object and settlement variants in the settlement unit.
Prerequisites
You have made the required settings in Customizing for Flexible Real Estate for measurement types and measurement units (for instance apportionment by condition type m², water consumption m³). Choose the following task level menu:
Customizing ® Flexible Real Estate Management ® Master Data ® General Settings ® Measurements ® Measurement Types
You have defined
settlement variants in Customizing for standard RE. ChooseSAP Customizing Implementation Guide ® Real Estate ® Service Charge Settlement ® Define Settlement Variants
If you want to make additional settings, double-click the settlement variant.

Depending on the settings in Customizing, you can assign several measurement types and define the proportion of service charge costs to be apportioned for each measurement type. |

Specify purpose of service charge apportionment |
Costs that are incurred in a settlement unit can be apportioned according to their purpose. Example of purposes:

Define vacancy percentage rate for each measurement type |
Enter the percentage rate of costs that the landlord pays for vacancies. Enter, say, 80%. For the service charge settlement for a settlement variant, the system: a) Posts 80% of the calculated costs of a vacancy of a rental object (RO) to the rental object in question b) Distributes the remaining costs to the other participating tenants according to the measurement factors |
