Service Charge Key

Definition

You can define your own service charge keys (SCK) and their characteristics in Customizing for Flexible Real Estate. To do so, choose the following path in the application menu:

Structure

The characteristics of a service charge key determine:

Tenancy law for which it applies
Service charge group to which it belongs (operating costs/heating expenses/general costs)
If the cost is apportionable to tenants
If the cost is exclusively apportionable to commercial tenants
Condition type (advance payment or flat rate) for settling the cost

Settlement against the advance payments can be controlled by means of the assignment to an individual condition type or to a service charge group.

Integration

Create a settlement unit for each apportionable service charge key.

Advance payments are defined as a condition type in the Real Estate contract. You can assign more than one condition type of the advance payment category to a service charge key, taking various restrictions into account (example: Settlement of Individual Service Charge Keys).
