 Transfer Own Objects to COA

Use

You use this function when you, as a third-party manager, want to convert real estate objects you own into condominiums governed by a condominium owners’ association (COA). You can transfer the objects to an existing COA company code, or you can create a new company code for the objects at the same time that you convert them. The system transfers the objects so that the original rental objects are in the COA company code and these are linked to objects in the manager company code.

Procedure

  1. On the SAP Easy Access screen, choose Start of the navigation path Accounting Next navigation step Flexible Real Estate Management Next navigation step Third-Party Management Next navigation step Condominium Conversion (Create COA from Manager Company Code) End of the navigation path .

  2. In the Object Selection group box, enter the company code and the business entity from which the rental objects are being sold.

  3. If the COA company code already exists, then enter its name in the Name of COA group box. Also enter the new or existing business entity to which the objects are to be transferred.

    If the COA company code does not yet exist, then enter the following:

  4. Confirm your entries and execute the program.

    You receive a list of the objects in the manager company code that are to be transferred.

  5. You transfer the objects as follows:

    1. Select the objects you want to sell and choose New Owner . Select the objects that you keep in your possession, and choose Manager Remains Owner .

    2. Any objects that you do not want to transfer to the COA can be removed from the list by choosing with the quick info text Delete Row .

      In the Activity column, the status indicates the activity (sell or keep) that should be applied to the object.

      When external number assignment is used, you can assign your own numbers in the object columns for the mandate.

      Caution Caution

      All objects in this list are transferred to the COA company code. To exclude objects from the COA, remove their entries from the list, or only select objects on the initial selection screen that you want to transfer.

  6. Save your entries to transfer the objects.

    The system issues messages on the status of the transfer.

    If you have existing contracts for the rental objects being transferred, the system issues a message stating that you have to cancel these contracts.

    When internal number assignment is used, you see the newly assigned number of the objects of the mandate in the column for the mandate.

Result

You sold objects from your company code and converted them to condominiums in a COA. The sold rental objects have an end date. You have to process any existing real estate contracts for the transferred objects accordingly.

The objects that you choose to keep in your possession do not have an end date, and were created as original objects in the COA company code. Existing contracts remain in your company code.

You have to create new assessment contracts in both cases.

Note Note

It is not possible to reverse the transfer of these objects using automatic functions . To reverse the transfer, you have to manually remove the rental objects, links, and end dates.
