Adjustment of Conditions Based on Cost Efficiency Analysis You can use this process to automatically adjust selected conditions for publicly subsidized apartments.
The cost efficiency analysis forms the basis for this adjustment. The analysis takes investment costs, current expenses, and financing plans into consideration. You can specify that the system also considers certain amenities level factors, which specify the relative desirability of rental objects due to location, during the cost efficiency analysis.
You activated the
Real Estate (RE_GEN_CI_1)
business function.
You activated the
Cost Efficiency Analysis
(AJCE) subfunction in Customizing. In Customizing for
Flexible Real Estate Management
(RE-FX), choose
.
You made the settings described in Adjustment of Conditions (Rent Adjustment) .
You assigned adjustment rules to the conditions you want to adjust in the contract or rental object. For more information, see Defining the Adjustment Process in the Contract/Rental Object .
Create master data
Enter the details of your real estate portfolio in the system using the usage view . Create the rental objects for which you want to make adjustments based on cost efficiency analyses.
Create the cost efficiency analysis
For these rental objects, create at least one adjustment measure of the
partial cost efficiency analysis
type, and enter the following information:
Total costs of the rental objects
Current expenses and revenues
Financing plans
If applicable, group several partial cost efficiency analyses together in a main cost analysis, or create additional cost efficiency analyses for a partial cost efficiency analysis. For more information on these adjustment measure types, see Cost Efficiency Analysis .
Execute the condition adjustments that the system determined on the individual rental objects, contracts, and follow-on contracts, and then activate them.
If the basic data of the cost efficiency analysis changes, determine the adjustment again on the basis of the changed data.
