The following rental objects are available in the system:

Pooled spaced (from which spaces are extracted to be rented. The pooled space itself cannot be rented.)

Rental space (parts of a pooled space that can be rented)

Rental unit (only rented as a whole)

Comparative apartment (external rental object for adjustment using comparison)

Use of the architectural view is optional.

Use

If you are using the architectural view, a rental object can consist of:

One or more architectural rooms

One or more architectural spaces

A combination of architectural rooms and spaces

You can create a rental object with time-dependence (start and end date). The period is automatically inherited from the higher-level object (for instance a building or land). If you want to enter a different time period for the rental object (for instance, a rental unit with time limitation inside a building without time limitation), you can enter these dates on the General Data tab page under Validity Period .

Structure

When you are in rental object processing, first decide which type of rental object you wish to create (choose with the quick info text Create ):

Rental unit (such as an apartment)

Pooled space

Rental space (such as storage or advertising space) which is subject to frequent change

In the case of rental spaces, you first have to create a pooled space, but you cannot rent the pooled space directly in its entirety. The pooled space is just that, a pool from which you can extract rental spaces.

If the make-up of a rental object is frequently changed (such as rooms being added or removed from rental), then it is useful to create it as a rental space belonging to a pooled space. This simplifies processing of the rental space and allows more flexibility.

Possible links between a rental object and an architectural object are depicted below. A rental space can only be linked with the architectural view by means of the higher-level pooled space.

Assignment to Contract

The assignment of rental objects to contracts is always ensured, regardless of whether a corresponding architectural structure exists or not.

Flexible assignment of rental objects to contracts, even if they come from different buildings or company codes

Rental objects can be grouped into object groups within a contract (based on conditions, for instance).

Account assignment on rental objects is possible (they are internal Controlling objects)

Common spaces: to map the rental of shared spaces (such as hallways, printing or copy rooms, rest rooms), rental spaces can be simultaneously assigned to multiple contracts.
