Example: Service Charge Settlement Maximum Costs

Starting Point

You want to define the maximum costs to be assigned to the lease-out in a service charge settlement for the following service charge keys and condition types:

Any additional costs incurred are charged to the owner.

Procedure

In the Settlement Participation screen, enter the maximum costs in the master data of the lease-out.

Result

The full settlement now calculates the following settlement result for this lease-out:

Example 1:

Lease-out does not opt . For SCK 500, net costs of USD 800.00 plus USD 120.00 tax are calculated.

Based on the maximum costs for this contract (USD 200), the costs chargeable to the tenant should be reduced by USD 720 (920 - 200 = 720):

In the case of opting lease-outs, the amount of maximum costs is based on the net amount.

Example 2:

For ConTyp 23, USD100 on SCK600 and 50USD on SCK900, totaling USD150, were determined.

Based on the maximum costs for this ConTyp (USD120), the costs chargeable to the tenant should be reduced by USD 30 (150 - 120 = 30). Breaking down the costs equally results in:

Tax is handled accordingly.

When checking the maximum costs, the system uses the most current value within the settlement period. If different maximum costs are set for service charge keys of the same condition type, the value with the largest amount is used as the basis for the maximum costs amount.
