 Editing Buildings/Parts of Buildings

You can create, change, and display master data on buildings. You create a building as follows:

  1. Starting from the initial screen, choose Start of the navigation path Accounting Next navigation step Real estate management Next navigation step Master data Next navigation step Objects Next navigation step Buildings/parts of Next navigation step Create. End of the navigation path

  2. You branch to the initial screen.

  3. Enter company code, business entity, and building number.

  4. Depending on the parameter setting in Customizing, the number of the building can be assigned externally or internally.

    To simplify the creation process, choose Copy from . This function creates a building with the data from an existing building. You may adapt the data to the new building.

  5. Choose the Building or pressENTER to reach the next screen.

Only possible if a representative list of rents with location classes is assigned to the respective business entity

Change object status

By choosing Start of the navigation path Edit Next navigation step Functions End of the navigation path , you carry out activities that change the status of the building.

Edit address

When creating a property and a building, the address of the business entity is automatically copied. However, you can enter an address here that differs from that of the business entity.

The more details on the address you enter in the dialog box, the faster your system will work. If your system has already stored several addresses for the clients, you receive a dialog box with an overview of the already existing addresses according to the selection criteria.

Assign data on the fixtures and fittings of the building

Depending on the representative list of rents, the fixture and fittings characteristics are relevant for the rent adjustment.

An indicator in Customizing for Real Estate determines whether the fixture and fittings characteristics can be assigned to the building and/or the rental unit. If you create a rental unit based on the building, the fixture and fittings characteristics of the building are copied.

Since changes to the fixture and fittings characteristics in the building master data are not automatically inherited to the rental unit, you will have to make these changes in the rental unit later.

If an area type is assigned to the building in Customizing, this is automatically set on the building when you create it and cannot be deleted.

Choose Superimpose to automatically import the area types set in Customizing for the object.

Create malfunction reports in the Plant Maintenance (PM) component (defects reported by tenants)

There is a setting in Customizing for Real Estate to determine that the system automatically creates and assigns a functional location in Plant Maintenance. If this is not set, you have to manually create a technical location and assign it here.

You can create maintenance orders in Plant Maintenance based on the malfunction report.

This is only possible if rooms have been entered for the building

Determine which share of building belongs to one or more properties

The total property share has to amount to exactly 100%. If you save the building without entering the correct data, this function is called up automatically.
