 Editing Business Entities

You can create, change and display master data for the business entities. You create business entities as follows:

  1. Starting from the general menu, choose Start of the navigation path Accounting Next navigation step Real estate management Next navigation step Master data Next navigation step . End of the navigation path

  2. Choose Start of the navigation path Objects Next navigation step Business entity Next navigation step Create. End of the navigation path

  3. You branch to the initial screen.

  4. Enter the company code and the business entity.

  5. Depending on the parameter setting in Customizing, the number of the business entity can be assigned externally or internally.

    To simplify the creation process, choose Copy from . This function creates a business entity with the data from an existing business entity. You may adapt the data to the new business entity.

  6. Choose Business entity , pressENTER and maintain your data.

Enter description of regional location

This data is useful when you assign rental requests (applications) later on.

If you want to carry out a location-dependent rent adjustment according to the Swiss or Dutch law, make sure to specify the location of the business entity in the Location field.

Change object status

Choose Start of the navigation path Edit Next navigation step Functions End of the navigation path to carry out activities that change the status of the business entity.

Edit address

When creating a property and a building, the address of the business entity is automatically copied. However, you can enter an address here that differs from that of the business entity.

The more details on the address you enter in the dialog box, the faster your system will work. If your system has already stored several addresses for the clients, you receive a dialog box with an overview of the already existing addresses according to the selection criteria.

Specify tenancy law / assign representative list of rents

The tenancy law controls the rent adjustment and the service charge settlement during further processing.

If you want to carry out a rent adjustment by means of a representative list of rents you have to enter a representative list of rents defined in Customizing for Real Estate.

Determine availability of the business entity for the rental and lease out process

Create malfunction reports in the Plant Maintenance (PM) component (defects reported by tenants)

There is a setting in Customizing for Real Estate to determine that the system automatically creates and assigns a functional location in Plant Maintenance when you create a business entity. If this is not set, you have to manually create a functional location and assign it here.

You can create maintenance orders in Plant Maintenance based on the malfunction report.
