 Creating External Comparative Apartments

Use

You can create apartments that are not in your portfolio or that are defined in the master data of RE and use these for comparing rent adjustments.

Procedure

  1. Starting from the general menu, choose Start of the navigation path Accounting Next navigation step Real estate management Next navigation step Rent adjustment Next navigation step Rent calculation Next navigation step Comparative group Next navigation step Ext.comp.aprtmnt Next navigation step Create. End of the navigation path

  2. Enter your data and choose Aprtmnt data .

  3. You can also use the Copy from... function. You receive a dialog box, where the specifications for the new comparative apartment are displayed and you can make your entries for copying.

    You branch to the general apartment data screen.

  4. Maintain your data.

  5. Your entries in the group box Calculation base are decisive for the calculation of the comparative rent.

    The specifications in the fields Locat.class and Fix./fit. categ. depend on the representative list of rents. If a representative list of rents makes specifications on the location and the fixtures and fittings, the respective possible entries are displayed for these fields.

    Choose

    Define fixtures and fittings of comparative apartment

    Disp.fix.+ fitt.feat.

    Select the existing fixtures and fittings characteristics and copy them using the Back function.

    Create partner for comparative apartment (for example, tenant, owner)

    The tenant's address is later displayed as address of the comparative apartment

  8. Save your entries.

Result

You have created external comparative apartments that serve as the basis for the adjustment.

Ensure that the rental unit to be adjusted is assigned to the same representative list of rents as the comparative apartment. The same area unit should also be used.
