Function documentationMaintenance of a Real Estate Item

 

You use real estate in the financial service quotation (FS quotation) as an asset to safeguard a loan or as an object to be financed. In day-to-day business, it is usual that the object to be financed and the asset are one and the same thing.

Prerequisites

  • You have made the settings for pricing in Customizing for Financial Services under Start of the navigation path Basic Functions Next navigation step Pricing End of the navigation path.

  • You have made the settings for date management in Customizing for Customer Relationship Management under Start of the navigation path Basic Functions Next navigation step Date Management End of the navigation path.

  • To control which changes to transaction items result in changes to other items, you have defined monitor profiles and execution profiles in Customizing for Financial Services under Start of the navigation path Basic Functions Next navigation step Cross-Item Functions Next navigation step Cross-Item Processing for Changes to Transaction End of the navigation path.

  • You have defined the possible usage types so you can define how the customer uses the real estate during maintenance of the real estate item.   • To estimate the market value of real estate, you have defined possible values to describe the situation and environment of the real estate.     As SAP Customer Relationship Management (SAP CRM) transfers the collateral objects to a collateral-managing system, the settings that you define for the collateral objects must match the settings in the back-end system.

  • To map real estate as a product, you have created a product of the type Material, category Real Estate and transferred this product to the business transaction.

Features

  • You enter terms and conditions for the real estate item.

  • You enter the specific data for the real estate, for example the year of construction or the specific location.

    Object details and object location are integrated in the business transaction as set types. For more information, see Set Types for Business Transactions.

  • If the real estate item is used as an asset in a collateral constellation, you can make settings for these relationships. For more information, see .Maintenance of the Relationships in a Collateral Constellation.

  • You can transfer collateral objects and collateral agreements that already exist in the collateral-managing system to the FS quotation.

  • If you set the status Signed for an FS quotation, the system distributes the data for object and collateral agreement to the collateral-managing system. For more information, see Distribution of Collateral Data.
