Use

Plant maintenance is for the planning and implementation of scheduled and non-scheduled plant maintenance tasks (PM tasks) in Real Estate management.

You assign functional locations to Real Estate objects in order to link to the Plant Maintenance component.

·         The Real Estate object represents the facility manager’s view.

·         The functional location represents the specific geographical location or the description of the plant maintenance task.

The equipment master records represent the objects that are maintained at a functional location.

Value Flow

The costs of a PM task are collected on the maintenance order that serves as a cost object and these are passed on to Cost Center Accounting or Asset Accounting.

PM Tasks Within Flexible Real Estate Management

·         Routine maintenance

The costs of routine maintenance are usually covered by the basic rent (rent that does not include service charges).

·         Modernization

In PM, modernization tasks are handled using PM orders. The value of modernization costs can be used for condition adjustments, based on the structural improvements made to the rental object.

·         Repairs

Necessary repairs are also handled using PM orders. Depending on the situation, the costs can be passed on to the tenant in two ways:

·         Invoicing the costs to the tenant

·         Retaining the costs from the deposit at tenant changeover

NoteSAP recommends that you create the functional location structure in the Architectural View rather than in the Usage View, since you can reflect the structure of your Real Estate objects in a more detailed form in the architectural view. However, it is equally possible to set up a functional location structure in the usage view.

Procedure

Make your settings in Customizing by choosing:

Application menu ® Customizing ® Flexible Real Estate Management (Real Estate Extension) ® Master Data ® Usage View or Architectural View

® PM Integration: Settings per Object Type

® PM Integration: Settings per Architectural Object Type

 

For each (architectural) object type, define:

       1.      A functional location should be created automatically.

 

In this case, the system generates and assigns one functional location per Real Estate object . Automatic update does not take place. You can assign additional functional locations manually if you created them already in Plant Maintenance (PM).

You can manually assign functional locations for a specific time period. Using the time slot management function, you can display and change them.

In this case, the system generates one functional location per real estate object, and it is updated as necessary. You can assign additional functional locations manually if you created them already in Plant Maintenance (PM).

By update, we mean that any later changes to the master data of the Real Estate object are automatically updated to the master data of the functional location (such as a change within the object hierarchy).

2.       A functional location must be created and updated manually.

 

If you have selected the setting for manual maintenance of functional locations, the system does not generate functional locations for this object. As in cases 1 and 2, you can still assign additional functional locations manually if you created them already in Plant Maintenance (PM).

You can change and delete manually assigned functional locations.
