Definition

In Flexible Real Estate Management, you apportion service charges on the basis of the measurements defined in the rental objects.

Prerequisites

Customizing

Define the measurement types for apportioning service charge in Customizing. Choose the following task level menu:

Application

In rental object processing, you have to assign the measurement types in the Measurements tab.

Structure

An apportionment can be defined for each measurement type in Customizing as follows:

Apportioning is by fixed values defined in the measurements of the rental object (e.g. residential space/usable space).

Apportioning is by consumption values that are measured by means of meter readings.

The corresponding meters are assigned to the rental object. The internal characteristics for this have to be assigned to the measurement types in Customizing. To do this, choose the following path in the application menu:

Measurement type "Apportionment by condition type" must be assigned to the rental object in Customizing. Apportioning is then according to the condition items that are assigned to the rental object in the Conditions tab. Additionally, the correct calculation rule (e.g. residential/usable space in mē) has to be entered in the Calculation subtab.

These condition types are evaluated when the service charge settlement is carried out.

The service charges to be distributed are divided up in proportion to the condition amounts determined.

Apportioning is by means of the percentage shares specified in the measurements of the rental object. You can determine the prorated service charge distribution per measurement in such a way that the costs for house cleaning, for instance, are apportioned to rental object 1 at 30% and to rental objects 2-8 at 10% for each one.

A 100% check is carried out in the service charge settlement.

In the service charge settlement, the costs accumulated on a settlement unit are automatically apportioned in equal shares to the rental objects. There is no need to specify measurements in a rental object.

In Customizing, you can also specify for each measurement type that only those rental objects are taken into account that were leased out in the corresponding settlement period (Vacancy zero indicator).

Consequently costs are only apportioned to leased-out objects and not to vacant rental objects.
