Land registers are public registers where information about land (parcels) regarding ownership relationships, relationships based on encumbrances and obligations, and other relevant information is recorded. In Germany the land register is managed by the land registry at the district court level.
Anyone who can demonstrate a legitimate interest (such as a potential buyer) is permitted to view the land register.Only notary publics are not required to demonstrate a legitimate interest.
The decrees and official documents submitted to the land registry for the land register are stored in land register files; a separate land register page is created for each individual parcel. The land register page receives a sequence number and is stored in a volume together with other land register pages of the same district.
Traditionally, land registers were kept in paper form: initially in bound volumes and later in looseleaf volumes. More and more often, however, land registries are now recording the land register in electronic form. The traditional structure of the land register nonetheless remains the same:
