 Part-Inclusive Rent

Use

This is a participation type for service charge settlement. Using this participation type, you can specify what portion of service charges is not borne by the tenant.

⇒ This portion of the costs remains on the rental object and therefore remains the responsibility of the landlord. The usual condition type in this case is an advance payment condition (not a flat rate condition).

SAP provides three different means of controlling how part-inclusive rent is handled:

  • Settlement unit : Here you specify the amount, starting at which the tenant has to proportionally bear the costs posted to the settlement unit.

In the Amount field, enter the maximum amount of service charges that are the responsibility of the landlord, such as 10,000 for property tax.

This amount is then excluded from the service charge settlement. It is posted instead to the settlement unit, and from there transferred to the rental objects.

If property tax is then increased to 12,000, the full amount is posted first to the settlement unit. Then during service charge settlement, 10,000 is transferred to the rental objects of the settlement unit. The difference of 2000 is apportioned to the tenants proportionally.

  • Rental object : Here you specify the amount that the tenant does not have to pay, that is, the tenant pays only the difference between this amount and the amount of costs determined for the settlement unit. First, the amount agreed upon is posted to the rental object. The difference is then included in the service charge settlement and is distributed to the tenants.

  • Service charge settlement : The tenant is charged proportionally only with those costs for the same settlement unit that exceed Start of the navigation path  a preceding service charge settlement ( Next navigation step the difference is assigned to service charge settlement). The costs of the preceding service charge settlement remain on the rental object. End of the navigation path
