You use measurements to define measurable characteristics of objects. You can specify measurements for usage objects, architectural objects, and real estate objects. For more information, refer to Measurements and Contract Measurements .
You made the necessary settings in Customizing (see Measurements ).
For contract measurements, you also specified per contract type if the measurements are allowed to refer to an object.

Define Measurements for Contract
Here you can define the following attributes for contract measurements:
The contract measurement is defined both for the contract and with reference allowed to multiple contract objects (Object Reference Allowed (Default)
The contract measurement is defined only for the contract (Object Reference Not Allowed).
These costs are then not considered during service charge settlement, even if the
Relevant for Apportionment
indicator is set for the measurement type! Service charge settlement requires a rental object reference to be able to perform apportionment.
The contract measurement can only be defined with a reference to one or more contract objects (Object Reference Required).
For Usage Objects and Architectural Objects:
You are on the
Measurements
tab page in master data processing of an object (refer to
Processing Pooled Spaces
for example).
To add a measurement, choose
with the quick info text
Add Measurement
.
Choose a measurement type. You defined the allowed measurement types in Customizing.
Enter the amount of the measurement and any time-dependent data.
The system automatically calculates total measurements and adds them to the list. You can overwrite these totals manually or enter new totals. If the
Manually
indicator is set, then the total was entered manually.
The object you are processing might be linked to an object in the other view (for example, you are processing a usage object that is linked to the architectural view). In that case, you can copy the measurements of the assigned object by choosing
with the quick info text

Save your entries.
For the Real Estate Contract:
You are on the
Measurements
tab page in master data processing of a real estate contract (refer to
Process Contract
).
To add a contract measurement, choose
with the quick info text
Add Measurement
.
Specify the object reference of the measurements (refer to Prerequisites):
If you want a measurement to relate to a contract object, then choose the object in the
Object ID
column. Enter the measurement type and amount (of the measurement) and any time-dependent data. You can enter measurement amounts here that differ from those on the contract object.
If you do not want a contract measurement to relate to a contract object, then do not make an entry in the
Object ID
column for it. You still have to enter all other necessary data for the measurement.
In the
Overview of Measurements of Objects and Contract
table on the lower part of the screen, you see all assigned measurements with their details. The
Contract Measurement
indicator tells you where the measurement was defined.
Save your entries.
You created measurements spaces. Now you can define conditions for the measurements of usage objects and real estate contracts (refer to Defining and Assigning Conditions and Flows ). You can also use measurements for apportioning service charges to tenants (refer to Service Charge Settlement and Service Charge Apportionment ).
