Use

Before you can use the function for service charge settlement based on fixed unit prices, you need to make system settings in Customizing for Flexible Real Estate Management (RE-FX).

Procedure

In Customizing for RE-FX, choose Service Charge Settlement → Master Data of Settlement Unit → Define Service Charge Keys and make the following settings:

In Customizing forRE-FX, choose Service Charge Settlement → Settings for Rental Objects and Contracts Participating in Settlement and make the following settings:

Choose Apport. by Consumption: Define Characteristics and Measuring Point Categ. and make settings as required

Choose Settlement by Consumption/Meter Reading: Measurement Type Characteristics and define a name for the measurement types U001 (water consumption) and U003 (electricity consumption)

In Customizing for RE-FX, choose Country-Specific Settings → Japan → Service Charge Settlement Based on Fixed Unit Prices → Define Rounding Type for Company Code and assign a rounding type to the company code.

In Customizing for RE-FX, choose Country-Specific Settings → Japan → Service Charge Settlement Based on Fixed Unit Prices → Define Flow Types for Posting Fixed Unit Price-Based Costs and, per company code, assign flow types to service charge keys.

This step is necessary only if you want to debit rental objects and settlement units. For more information, see Debit of Rental Objects or Settlement Units with Fixed Unit Prices .

To be able to print the correspondence for invoices based on fixed unit price, make the following settings:

In Customizing for RE-FX, choose Correspondence → PDF Based Forms (Mass Print and Single Print) → Forms → Define Forms and make the following setings:

In Customizing for RE-FX, choose Correspondence → PDF Based Forms (Mass Print and Single Print) → Correspondence Activities and Applications → Define Correspondence Activities and copy the existing T550 correspondence activity to a new row, change it to Z550 SCS based on Fixed Unit Prices and assign the logical form objectREXCJP_CN_150to it.

In Customizing for RE-FX, choose Correspondence → PDF Based Forms (Mass Print and Single Print) → Correspondence Activities and Applications → Define Correspondence Applications and Assign Correspondence Activities and select the CA Chngble indicator of the A550 Service Charge Settlement correspondence application and assign the Z550 SCS based on Fixed Unit Prices correspondence activity to it.

You must not change the default correspondence activity.

In Customizing for RE-FX, activate all of the following Business Add-In (BadI) implementations by choosing Country-Specific Settings → Japan → Service Charge Settlement Based on Fixed Unit Prices → Business Add-Ins (BadI) →
