 Land Use Management (LUM)

Purpose

Land use management in Flexible Real Estate Management (RE-FX) integrates your company’s internal view with the public and legal view of land management. You can depict land registers, parcels and other public registers, link to other master data objects, set up contracts, and run reports.

The land register contains entries about ownership relationships and legal relationships:

  • Information about owners of real estate

  • Related rights

  • Encumbrances and restrictions

  • Liens and mortgages

The real estate cadaster describes the individual parcels in detail. This includes information on:

  • Assignments to the different parcel maps

  • Different addresses

  • Various views of areas based on overlays and classification types

  • The accompanying infrastructure

  • Aspects of site development

  • Owners

  • Planned, actual, and contractual usage

    Note Note

    Both in the land register and the parcel, you can reference parcels or land registers that are not entered in the system as master data. You have to make the necessary settings for this in Customizing.

In addition, you can map all other public registers, such as, development planning, site protection, notices of assessment, and municipal fee notices.

Land use management can be applied especially for the following business processes:

  • Depicting land register information:

    • Ownership relationships

    • Rights of third parties

    • Liens and changes

  • Entering information on parcels and subsequent processes:

    • New land survey

    • Merging of parcels

    • Splitting of parcel

  • Entering information from other public registers:

    • Contamination

    • Easement register

    • Development plan

    • Site protection

    • Non-hazardous waste

  • Recording notices of assessment and municipal fee notices

  • Entering contracts that relate to parcels:

    • Land lease contracts

    • Purchase and sale contracts

    • Right of use contracts, such as leases

Integration

To use land use management, you have to install the following components:

  • Financial Accounting (FI)

You also have the option of using the integration to these components:

  • Asset Accounting (FI-AA)

  • Plant Maintenance (PM)
