 Maintaining Fixed Unit Prices

Use

You maintain fixed unit prices in a separate transaction for different expense types and for the real estate objects for which you need to have different fixed unit prices in the service charge settlement. These real estate objects can be only business entities, buildings, or participation groups. It is your responsibility to define the fixed unit prices for all required real estate objects for which the service charge settlement has to be executed based on fixed unit prices.

You can define different fixed unit prices for different validity periods and consumption ranges. Further attributes are the currency, consumption sharing method, price calculation method, tax type, tax group and tax calculation method.

The system then uses this information to calculate the service charges based on fixed unit prices.

Procedure

  1. On the SAP Easy Access screen, choose Start of the navigation path Flexible Real Estate Management Next navigation step Country Specifics Next navigation step Japan Next navigation step Service Charge Settlement based on Fixed Unit Prices Next navigation step Maintain Fixed Unit Prices End of the navigation path .

  2. Select or enter the field values manually.

    Most of the fields are mandatory:

    • Service charge key

      Specifies the expense type, such as electricity or heating. If you do not specify fixed unit prices for an expense type, then the system calculates the service charges from the actual consumption.

    • Real estate objects, such as business entities, buildings or participation groups

      The system permits several validity periods and consumption intervals for each real estate object. The system permits only one fixed unit price for a real estate object in one validity period for one consumption interval. A fixed unit price defined for a business entity or participation group is valid for all buildings and subordinate objects of it:

      • Validity period defined by the start and end date of period

      • Consumption intervals defined by the lower end

      • Fixed unit prices with six decimals in order to have less rounding errors.

        The number of decimals in the calculated costs is defined following the standard method.

      • Currency defined by the currency code

      • Consumption sharing method (pro-rated or common)

      • Fixed unit price calculation algorithms (interval-based or threshold-based)

        Check the examples given in the relevant field help.

      • Tax parameters for the calculation of taxes associated with the consumption based on fixed unit prices.

      • A cost element object type ( Cost Center , Contract , or WBS Element ) for your real estate object in the Cost Element Object Type column.

        You can assign a cost element type if you want to debit the rental object or settlement unit and credit the cost element with the fixed amount price.

      • A cost element for your real estate object in the Cost Element column.

        You can assign only one cost element object type and cost element to a real estate object in one time interval.

  3. Choose Enter to check against non-existing values.

  4. Save your changes.

Result

The system checks the consistency of your entries (no overlapping time periods, consumption intervals, no multiple entries for one object, and so on). However, the system does not check whether you have defined fixed unit prices for all real estate objects of a business entity or company code.

If consistent, the system saves your entries. You can now distribute the service charges as described in Distribution of Consumption Costs Based on Fixed Unit Prices .
