Using this function, you can calculate surcharges during service charge settlement and add them to the results of the settlement.
You can use this method in Germany, for example, for handling apportionment loss risk.
In Switzerland , the surcharge schema can be used to handle the management costs surcharge. This surcharge is calculated for all rental objects. The amount of the surcharge varies depending on whether the contract is internal or external.
You made the following settings in Customizing for
Flexible Real Estate Management:
You defined the calculation of surcharges.
In Customizing for service charge settlement, choose
.You also made the following settings in the parameters for settlement of the settlement schema:
What the settlement parameters are active for, such as, only for COA settlement
Which settlement schema is used during settlement
How any remaining amounts on the settlement unit are distributed
In Customizing for the service charge key, specify the settlement processes for which settlement units with a certain service charge key are taken into account.
You defined a surcharge schemafor calculating the surcharge in Customizing. The surcharge schema determines how high the surcharge percentage is, while allowing you to have different surcharges for different service charge keys, usage types and contract types.
You specified the surcharge schema that can be used during settlement in the settlement parameters in Customizing.
In reports on service charge settlement, you can display the percentage rate that was used. You can also see the level (settlement unit, rental object or contract) at which this percentage was applied.
Follow the procedure described in
Execute Service Charge Settlement
. Before executing the program, choose the
Parameter
tab page, and there choose the
Other Parameters
tab page.
The
Perc. Surcharge
field shows the percentage of the settlement result that is added as a surcharge.
