 Entering Fixtures and Fittings Characteristics

Use

You can assign fixtures and fittings characteristicsto buildings, rental objects, or parcels. These characteristics help you to describe real estate objects in more detail, and they are used in adjusting conditions.

Prerequisites

You made settings in Customizing for the representative list of rents (RLR). To do so, choose:

    Here you defined fixtures and fittings characteristics along with a fixtures and fittings characteristics hierarchy. You also specified which characteristics can be transferred automatically. Here you can also specify if characteristics can be entered for the building and/or rental object, and if the characteristics are relevant to a representative list of rents.

If you want to structure fixtures and fittings characteristics in your master data without any dependence on the representative list of rents, then choose:

You are processing a building , rental object or parcel .

  1. Choose the Fixtures/Fittings tab page.

  2. To select and evaluate characteristics, choose with the quick info text Insert Characteristic .

    The characteristics hierarchy appears. In this hierarchy all characteristics are organized using characteristic categories (such as building age) and their relevance to the representative list of rents. Following the characteristic category there is a text in parentheses that tells you if you can choose just one characteristic in this category or more than one.

    Note Note

    If you choose a view of all characteristics related to the representative list of rents, then you can also select characteristics in this hierarchy that are not relevant to the representative list of rents. In the view that is unrelated to the representative list of rents, you can only select characteristics that are not relevant to the representative list of rents.

  3. Select the characteristics that you want to assign to this rental object.

    In the detail view for the characteristics, you can also enter if the characteristic is valid for a given time period.

  4. If you set it up in Customizing, you can add the relevant fixtures and fittings characteristics for this representative list of rents (or, depending on your settings, they are already added). Choose with the quick info text Default Characteristic(s).

  5. Enter a point value for characteristics that need to be weighted.

  6. Save your entries .
