 Adjustment Measure

Definition

Master data object in which data for calculating rent adjustments is grouped together.

Use

An adjustment measure allows you to enter costs that you want to distribute to real estate contracts and rental objects due to a rent adjustment.

Structure

Adjustment measures belong to one of these types:

If you have an extensive modernization measure, for example, and you want to break down the costs by the type of construction done, you can also specify the following:

  • Whether or not the adjustment measure is a higher-level measure (does not apply to expert opinion):

    A higher-level adjustment measure contains only the information related to capping. This information applies to the total of all of the submeasures. The higher-level measure does not have any values of its own that are included in the calculations for the adjustment. During the adjustment run, the system generates an adjustment record for each higher-level adjustment measure.

  • Whether or not the adjustment measure is a submeasure :

    • You can create a submeasure for a higher-level measure only if there is not yet an active adjustment for the higher-level measure.

    • It is not possible to perform an adjustment based on a submeasure. An adjustment can only be executed using the higher-level measure together with its submeasures.

    • In certain cases, you might want to remove a submeasure from the higher-level measure (before the adjustment is activated). This could be, for example, because part of the construction was delayed, but you need to perform the adjustment for the other submeasures now. In that case, if you already performed the adjustment, you have to reverse it (and inform your tenants). After the reversal (or if the adjustment was not already performed), you can deselect the Has Higher-Level Measure indicator on the submeasure you want to remove.
