This procedure enables you to collect cadastral master data as described below.

Prerequisites

You have made the necessary settings as described in Customizing for Cadastral Master Data.

You have maintained ICI master data and maintained all tax-relevant data for them as described in Maintaining ICI Master Data.

For splitting architectural objects, we recommend that you assign a rental object to the architectural object. You can do so in the Object ID field on the ICI Data tab page. For more information about the splitting process, see Splitting and Merging of Cadastral Objects.

Procedure

To create cadastral master data, proceed as follows:

  1. On the SAP Easy Access screen, choose Start of the navigation path Accounting Next navigation step Flexible Real Estate Management Next navigation step Master Data Next navigation step Architectural Master Data Next navigation step Process Architectural Object End of the navigation path (or run transaction REBDAO).

  2. On the Architectural Object screen, enter the Architectural Object ID for which you want to define cadastral master data and choose Change.

  3. Navigate to the Cadastral Data (Italy) tab page.

  4. In the Cadastral Data (Italy) group box, specify the city code, division, sheet, and parcel for the buildings and land, and additionally enter the following cadastral data:

    • For buildings, enter the denominator, subordinate, and class information

    • For land, enter the quality information

    This data is necessary for ICI form preparation.

  5. Enter a reference architectural object (UIU object, called Unitá Immobiliare Urbana), if relevant.

  6. You can check whether the architectural object is related to a splitting or merging process using the Original AO/Derivative AO pushbuttons.

    • If the current AO is the result of a splitting/merging process, you can check the original AO from which the current AO was created.

    • If the current AO was split or merged with another AO, you can check the derivative AO(s) that were created from the current AO.

  7. In the Cadastral Data Changes group box, you need to manually enter all the activities that modify the master data (for example, a change in the category ID, ownership, or values modifying the city tax (ICI) amount, or when the AO is included in a splitting or merging process). You must also enter the protocol number that the public registration office assigned to the change after they registered it.

    To enter data, proceed as follows:

    1. Open the AO in edit mode.

    2. Choose Insert Row (Insert Row).

    3. In the Cadastral Data Changes - Details group box, enter all the required data about the activity (protocol date and number, valid from date, activity, fiscal office).

    4. Save your entries.

      The system displays the new row in the Cadastral Data Changes - Overview group box.

Result

The system displays all the master data of the given architectural object and all the changes that relate to it. You can then use the cadastral master data for several purposes.
