You can specify the following terms for giving notice on real estate contracts:
Notice procedures
Period regulation
Deadline regulation
Notice procedures can contain multiple notice rules, as in the case of contract terms in which different periods of notice apply for contractee (tenant) and contractor (landlord) (see Example).
The contract has the status
active
.
You created notice rules, if applicable, in Customizing for Flexible Real Estate Management:
Contract
→
Notice
However, you can also create your own notice rules and procedures in contract processing on the
Term
tab page.
Specify Notice Rules
You are processing a real estate contract (also see Processing Real Estate Contracts ).
On the
Term
tab page, choose the
Notice
term in the table. In the lower part of the screen, tabs for
Notice
and
Memo
are displayed.
Choose a notice type.
You set up standard notice procedures up in Customizing (see Prerequisites).
Standard Notice Procedure
If you choose a standard notice procedure, you can simulate the end of the contract by choosing
(
Simulate Notice
). If you entered an explanatory text for the notice procedure in Customizing, you can display it here by choosing
(
Display Description
). If this icon is white, then no description was entered.
Individual Notice Procedures
If you wish to create your own notice rules, choose
Individual Notice Procedure
.
Enter a name for the notice procedure in the
Name of Term
field. This name appears later in the RE Navigator in the object data for the term.
In the detail area, a table appears where you can access a fast entry mode for creating new
period regulations and
deadline regulations by choosing
(
Create Notice Rule
).
Enter data as required.
When processing your own period regulation or deadline regulation, you can simulate notice. You can also leave fast entry and go to expert mode.
It is not possible to enter rules for all cases in the fast entry mode. There are cases where you need to use expert mode. Once you choose expert mode, you cannot return to the fast entry mode.
As another option, you can import rules already defined in Customizing by choosing
(
Create with Template.
) You can change these rules, if required, in the detail view of the contract by choosing
(
Detail View of Notice Rule
).
Save your entries.
Example: Standard Notice Procedure - Residential Rental
Example for a contract valid starting on January 1, 1995.
End of contract term is in the time period: |
Period of Notice - Tenant |
Period of Notice - Landlord |
---|---|---|
01/01/95 to 12/31/99 (first 5 years of term) |
3 months |
3 months |
01/01/00 to 12/31/02 (term 5 to 8 years) |
3 months |
6 months |
from 01/01/2003 (term more than 8 years) |
3 months |
9 months |
If you do not enter any dates for the term, then the period of notice is independent of the term of the contract.
Give Notice Individually
In the navigation area, choose the data of your contract. Choose
Processes
→
Give Notice
On the
Give Notice
tab page, you can simulate, activate, and reverse notices.
Choose ( Create Notice) and choose the activity you want to perform:
Give notice on the contract
Give notice on one or more objects assigned to the contract
To give notice on an object from within the contract itself, you have to create a
Notice on Objects
term on the
Term
tab page and assign this to the object in question.
You can define further notice data on the
Notice Data
subtab page.
If the tenant wants to move out before the notice date that was specified in the contract, proceed as follows:
Enter the notice date the tenant has asked for in the
Notice request
field.
Select the
Consider Request
checkbox.
The system then considers the requested notice date in the real estate search, and makes the object available there earlier, based on this date.
If a new contract is not signed before the notice date specified in the contract, then the system gives notice for the notice date in the contract.
If a new contract is signed before the notice date specified in the contract, then you can accept the requested notice date of the tenant.
For more information, see Creating a Contract .
Save your entries and then activate the notice by choosing
(
Activate Selected Notice
).
