You can assign various objects to real estate contracts.
Depending on the settings you made in Customizing for the contract type, you can assign the following object types to real estate contracts:
Usage objects
Cost centers
WBS elements
Orders
Equipment
Functional locations
Object groups
If the contract is a
lease-out
, you can
only assign rental objects and object groups to it.
The exception to this rule is informational assignment, which is explained in more detail in the
Procedure
section.
You can use object groups for commercial contracts to group together objects for which the same conditions or notice rules have been agreed on. An object group contains multiple usage objects and is only valid for one contract. An object can belong to only one object group. The conditions can then refer to the object group.
In Customizing, you defined which object types can be assigned to which contract types, and if the assignment is informational or free.

Assigning Objects and Object Groups
Add your objects/object groups to the table by choosing
(
Insert Object(s)
). To assign a rental object to an object group, enter the number in the
Group Number
field.
If a contract type has the setting
Objects are leased out
as the
Contract Reference in Customizing, you can only assign object groups or rental objects to the contract in the application. (This applies regardless of the
object types, such as business entity or building, that you assigned to the contract type in Customizing).
Defining the Validity Period
You define the validity period for each object (or group) on the detail screen. If possession dates are allowed for the contract type, you can define additional possession dates for conditions that have a reference to an object or object group, if the
Fixed Amount - Possession Dates
calculation formula is assigned to the conditions. In that case, postings to conditions with object or object group reference are allowed within the time period defined by the possession dates, which can differ from the term of the contract.
You can access and process the detail screen of the previous or next object or object group by choosing
(
Previous Entry
) and
(
Next Entry
).
Additional Settings
You can make the following additional settings:
You can process the time-dependent data for assignments and object data for the rental object you select. The measurements and conditions defined in the rental object are automatically copied.
For objects that are not intended for exclusive use in one occupancy contract, you can select the
Informational
checkbox. These objects can be assigned to more than one lease-out contract and can be used by calculation formulas and distribution formulas for calculating and posting condition amounts (such as advance payment of service charges).
Common area in a shopping center (restrooms, billboards, and so on):
These are used by multiple lease-out contracts for posting maintenance, cleaning, or advertising costs.
If you choose

Extract Rental Spaces
), you
can extract rental spaces
in change mode and assign them to a contract or object group in the contract.
In display mode, you can display an overview of rental objects and object groups by their validity periods by choosing
(
Current Time Slot)
and
(
Complete Time Period).

By choosing
(
Activate Multiple Assignment
) you can assign a rental object to several object groups. The time periods of these assignments can overlap. You create contracts and assign several object groups to them. You assign rental objects to the object groups, and define different, overlapping time intervals for them. For the object groups, you create conditions and define distribution formulas that are used to make calculations based on the assigned objects.
