You can define your own service charge keys (SCK) and their characteristics in Customizing. Choose:

The characteristics of a service charge key determine:
The service charge group to which it belongs (operating costs/heating expenses/general costs)
Whether the cost can be apportioned to tenants
Whether the cost can be apportioned to commercial tenants only
The condition type (advance payment or flat rate) for settling the cost
This assignment must be defined in Customizing. You have two options:
SCK – service charge group – condition type (if you want to offset a condition type against all service charge keys in a service charge group)
SCK – condition type (if you want to offset a condition type against a particular service charge key)

Create a settlement unit for each apportionable service charge key.
Advance payments are defined as a condition type in the real estate contract. You can assign more than one condition type of the advance payment category to a service charge key, taking various restrictions into account (example: Settlement of Individual Service Charge Keys ).
