Before you can use the payment charges report in Japan, you need to make the following Customizing settings in the system.

Prerequisites

You have defined the following:

  • PDF forms and interfaces in Customizing for Flexible Real Estate Management (RE-FX), by choosing Start of the navigation path Correspondence Next navigation step PDF-Based Forms (Mass Print and Single Print) Next navigation step Forms Next navigation step Form Builder for PDF-Based Forms End of the navigation path.

    SAP delivers the PDF form REXCJ_PAYMENTREPORT, and the interface REXCJP_PAYMENTREPORTIF for the payment charges. You only need to make this setting if you want to define a different form and interface.

  • Flow types for rent, security deposit, maintenance fee, premium charges, and renewal in Customizing for RE-FX, by choosing Start of the navigation path Conditions and Flows Next navigation step Flow Types Next navigation step Define Flow Types End of the navigation path.

Procedure

  1. If you want to use a legal form different from the standard PYMNTREP, define the legal form for real estate payments in Japan as follows:

    1. Specify the payment form name and the content structure name as required in Japan in Customizing for RE-FX, by choosing Start of the navigation path Country-Specific Settings Next navigation step Japan Next navigation step Payment Report for Real Estate Charges Next navigation step Basic Form Settings Next navigation step Define Form Settings End of the navigation path.

      You need a cross-client maintenance authorization to create the entries for the legal forms

    2. If the company-specific form settings for the payment charge report should be valid for legal forms other than the standard PYMNTREP, specify them in Customizing for RE-FX, by choosing Start of the navigation path Country-Specific Settings Next navigation step Japan Next navigation step Payment Report for Real Estate Charges Next navigation step Basic Form Settings Next navigation step Define Company-Specific Form Settings End of the navigation path.

      In this activity you define the relation between the Japanese legal form name for real estate payments (that you have defined in the IMG activity Define Form Settings) and the Japanese PDF form name (that you have defined in the IMG activity Form Builder for PDF-Based Forms).

  2. Define the payment categories.

    You can do so in Customizing for RE-FX, by choosing Start of the navigation path Country-Specific Settings Next navigation step Japan Next navigation step Payment Report for Real Estate Charges Next navigation step Define Payment Categories End of the navigation path.

    The payment category is used to differentiate the payment charge types in Japan. The payment categories in Japan can be, for example, the following:

    • Rents

    • Security Deposits

    • Reikins (remuneration at the contract start)

    • Premium charges

    • Renewal charges

    You also need to define the agent commissions as payment categories, but they do not count for the payment charge limit. Therefore, you need to mark them us such.

  3. Assign the payment categories to flow types.

    You can do so in Customizing for RE-FX, by choosing Start of the navigation path Country-Specific Settings Next navigation step Japan Next navigation step Payment Report for Real Estate Charges Next navigation step Assign Payment Categories to Flow Types End of the navigation path.

    You can assign a payment category to more flow types.

Additional Settings for Payment Charge Report

You can make additional settings to control the report output or to be displayed in the report output of the payment report for real estate charges as follows:

  • You can maintain additional information about the real estate company, for example, you can define the tax office that your company belongs to or specify the payment charge limit and agent commission limit for reporting for the given tax office. If you select the Report Agent Commission checkbox, the system calculates the agent commission and includes it in the Payment Charge Report for real estate charges (Form 313).

    You can do so in Customizing for RE-FX, by choosing Start of the navigation path Country-Specific Settings Next navigation step Japan Next navigation step Payment Report for Real Estate Charges Next navigation step Define Company-Specific Data for Payment Report End of the navigation path.

  • You define the sequence of the relevant data that appear in the output of the report. You can additionally define for which data you want the report to create a new table, such as for each vendor ID or agent, in the PDF-based output form or it creates a new row in the ALV (Output Lines) list.

    If you want to define the grouping order on the basis of calculation and payment details values, you must implement the relevant BAdI method.

  • You can use a Business Add-In (BAdI) to modify the payment charge report for real estate charges.

    You can do so in Customizing for RE-FX, by choosing Start of the navigation path Country-Specific Settings Next navigation step Japan Next navigation step Payment Report for Real Estate Charges Next navigation step Business Add-In (BAdI) Next navigation step BAdI: Maintenance of Payment Charges End of the navigation path.

    You need to define the following data in the BAdI:

    • Details (categorization of the real estate project)

    • Basis for calculation (for example, 60 000 ¥ x12 month)

    • Remarks (optional)

    • Business partner category

Result

You have set up the system correctly to create the payment charge report for real estate charges. Now you can run the payment charge report as described in Payment Charge Report.
