 Building

Definition

An object on the basis of which rooms or areas (for instance apartments, warehouses, stores) are rented.

A building is part of a business entity.

The system automatically creates a building as an internal Controlling object, in other words buildings are account assignment objects.

Use

Buildings or their parts are the basis for renting spatial units, such as apartments, warehouses and stores.

Structure

General data / Dates / Additional data / Fixtures and fittings characteristics / Posting parameters

You categorize the building according to its type and condition, describe its fixtures and fittings, characteristics and area usage, and enter important dates (such as construction year, start and end of construction, date of modernization, etc.).

You can also make assignments to a profit center or a business area.

The parameters for calculating deductible input tax (option rates) in the rental process are based on German law.

Ownership structure

You assign owners to the building according to their ownership share.

Partners

In the partner management screen, you make assignments between owners and the relevant people for the building, such as the responsible administrator, technician, or manager.

Availability

Using the Real Estate objects, you can map rental processes (objects in your own portfolio) as well as lease-in processes (externally owned objects). A time-dependent indicator controls which objects are available for which processes.

Plant Maintenance

With the Plant Maintenance (PM) component you can either assign functional locations or the system assigns them automatically if you make the appropriate setting in Customizing.

Architectural View

It is possible to link a building with an architectural object that already exists in the system.
