Starting Point
You want to define maximum costs for the following settlement units on a lease-out contract. These are the maximum costs that can be assigned to the tenant during service charge settlement.

Prerequisites
The contract for the rental object being settled is active.
You created a settlement unit with the
Street cleaning
service charge key and assigned a participation group.
The apportionment rule of the settlement unit is assigned to the same measurement type that is used for measuring the rental object.
You generated the cost collectors for period to be settled (in the settlement unit on the
Cost Collector
tab page)

You posted a document, for example for €800.

If your company code opts for input tax, you also performed option rate determination for each month being settled.
Procedure
Enter the maximum costs per settlement unit in the master data of the contract on the
Settlement Participation
tab page. The participation type can be
Advance Payment
due to the
Operating costs advance payment
condition defined in the contract.
Result
The final settlement calculates the following settlement result for this lease-out:
The tenant does not opt with regard to sales tax. For settlement unit 500, the system determines net costs of €800 plus €128 tax.
As a result of the maximum costs (€200) entered for this contract, the costs assigned to the tenant are limited to 200. Therefore, the amount assigned to the owner is reduced by this amount (928 - 200 = 728):

If the tenant were to opt, the amount of maximum costs would be based on the net amount.
