You use meters to record consumption-dependent service charges. You can create meters for the following objects:
Rental objects:
Rental unit
Pooled space (used to distribute to the rental spaces)
Rental spaces (meters of rental spaces are also automatically created for the pooled space)
Settlement units:
Settlement unit
Master settlement unit
Cost object settlement unit
Note
You create meters from rental objects, but they are actually created in the
Plant Maintenance
(PM) component. In PM, meters are called
measuring pointsbecause they are also used for measuring other values there.
Make settings in Customizing. Choose:
Measurement Types:
Set the
ForApp
(Measurement Type Is Relevant for Apportionment) indicator for the measurement types needed for service charge settlement, and assign them the attributes for service charge settlement: You set the
Consumption
indicator for those measurement types that are relevant for apportionment and are to be settled based on consumption.
Apport. by Consumption: Define Characteristics and Measuring Point Categ.
Create the characteristics you require. The characteristics define for which purpose the meter is created, for example for entering cold water consumption or electricity consumption as well as the unit of measurement.

Assign the characteristics to the measurement types.
Go to rental object processing. On the
SAP Easy Access
screen, choose:

To create meters, on the
Meters
tab page, choose
with the quick info text
Insert
. Enter all necessary data for
Measuring position
,
Description,
Characteristic Name
(such as, water consumption). If you are processing a pooled space, then also enter how the costs of this meter should be distributed for the pooled space:
Distribution Using Rental Space
If there are rental spaces for the pooled space, then choose those that should receive a distribution from this meter. Enter the rental spaces on the
Rent.Spaces
tab page on the lower part of the screen by choosing
with the quick info textInsert
. If you do not assign any rental spaces, then the system treats the pooled space as if it is vacant, and all consumption remains on the pooled space.
Note
If you create meters on the rental space, these are automatically visible on the pooled space.
Main Meter for Remaining Consumption
This is a meter for remaining consumption that cannot be distributed to a concrete object. During service charge settlement, the system determines the difference between the consumption on this meter and the consumption on all assigned meters (that is, assigned to the rental spaces). This remainder is distributed to all of the assigned rental spaces.
Not Assignable to a Rental Space
The complete consumption on the meter is distributed to the rental spaces belonging to the pooled space.
