Space, with a flexible size, that you extract from a pooled space for the purpose of renting it.
You created a pooled space that has the usage type you need (office space, for example).
The rental spaces you extract from the pooled space all normally have the same usage type as the pooled space. However, it is possible to assign additional usage types to a usage type in Customizing. These usage types are then available for selection when you extract rental spaces from a pooled space. Choose

You create one or more spaces as rental objects. You have to define the size and type of space (or choose it directly from the pooled space, see Procedure 1). The system then creates the new space from the pooled space. The size (measurement) of the pooled space is automatically reduced by the size of the extracted space. (see Procedure 2) If you do not enter a time period for the rental space, then its validity is unlimited. |

If you wish to lease out a complete pooled space (for instance, all offices in one wing of a building) to one tenant, you first have to create a rental space for the complete pooled space. A pooled spaced itself cannot be leased out as a rental object.

To define rental spaces from the master data of a contract, follow the procedure described in Processing Real Estate Contracts .
You are in processing of a contract or rental space and are on one of the tab pages described above.
Choose

Extract Rental Spaces.
The external usage type and the measurement type (for instance, office space) of the pooled space are defaulted by the system.
Enter the usage type of the rental space and the date starting on which the space is valid. Enter the size of the space.

Find Pooled Spaces.
In the table, the hierarchy of the pooled space is displayed with its validity date and available measurement
Choose . On the right-hand side of the screen you see a table. You see:
Total area of the pooled space
One or more measurements (such as office space) defined in the pooled space with its total capacity, the amount for the rental space you want to extract and the measurement amount available after the extraction
The system shows a light bulb icon next to the main measurement. The default value is the measurement that you chose when extracting your rental space.You can change the main measurement in the
Distribute Measurements
screen area by entering the rental space you want and choosing

Execute.
If you want to change another measurement, click on the empty cell in the
MainMeas.
column so that the light bulb is displayed there. Now you can change the measurement.
To name a new rental space, double click on the
Rental Space
field in the
Rental Spaces - Details
table. You can then enter a name in the
New Rental Space
line below the table.

at the bottom of the screen. You now return to the
Create Rental Space
screen where you can enter further data such as conditions, posting parameters and settlement companies. You can see the measurement amount of the rental space on the
Measurements
tab page.

Using this procedure, you create a rental space related only to a pooled space. You enter the measurements for the rental space. You can only select measurement types that are available on the pooled space and that were entered in Customizing as allowed usage types. The system deducts the measurement amounts of the rental space from the assigned pooled space.

field. Enter the usage type and data on the company code and business entity.

The higher-level land or building is copied from the pooled space.
On the
Measurements
tab page, enter the size of the rental space and any other required data. Save your entries.
If the capacity you want is no longer available on the pooled space, the system issues an error message to this effect.
The conditions belonging to the pooled space are transferred directly to the rental space. The size of the pooled space is reduced by the size of the rental space.
Display Pooled Space
On the
Area Shares
tab page, the pooled space is displayed with its measurement amounts and validity period.
End Rental Spaces
If there are rental spaces with terms that are longer than that of the contract they are assigned to, you can collectively terminate the rental spaces and return the space to the pooled space.
On the

Using this report you can only select rental spaces if they are not assigned to a contract, or if the contract they are assigned to has expired and will not be renewed. The report sets the end of the validity of the rental spaces to the contract end date.
