 Adjustment Method: Comparative Apartment

Use

You can assign a comparative group of apartments to a rental unit or a contract with this adjustment method. This comparative group of apartments contains a minimum number of internal rental units and external comparative apartments . The comparative rent of the rental unit is calculated from the actual rents of the comparative apartments assigned using the comparative group of apartments during the adjustment. Vacant apartments in your own group are not taken into account.

Prerequisites

Customizing:

  1. You have defined one or several adjustment rules for the adjustment method comparative apartments in the Implementation Guide:

    You can define the basic data of the rules so that they can be modified completely, partially, or not at all in the respective contract or rental unit.

  2. You have defined method-specific data for the adjustment rule:

    You determine the measurement type according to which the comparative rent is to be calculated in this activity. You usually use the same measurement type here that you also used to apportion the space-related service charges.

    You also determine the minimum number of comparative apartments to be considered or a specific comparative group of apartments to be used.

Master Data:

  1. You have created a comparative group of apartments and assigned internal rental objects and also external comparative apartments to it. For more information on this, see Creating Comparative Group of Rents and Comparative Apartment .

  2. You must specify the respective adjustment rules in the rental units and contracts. The condition to be adjusted must be assigned to the adjustment rule (see Defining the Adjustment Process in the Contract/Rental Object ).

  3. A value must be specified for all rental objects in the comparative group of apartments and for the rental object to be adjusted for this measurement type specified in Customizing.

Features

The condition value for the measurement type is read from all rental units assigned to the comparative group of apartments and occupancy contracts. This is multiplied by the measurement value of the rental object to be adjusted for the comparative rent.

The average is formed from this depending on the setting in Customizing ( not permitted in Germany ) or the highest amount transferred.
