 Assessment Adjustments Based on the Annual Budget

Purpose

You can adjust assessments based on the distribution of the annual budget to the individual assessment contracts. Here the system simulates a settlement based on the current plan version (plan or actual costs) of the annual budget, and clears the paid assessments against the new expected payments due from the owners. You can have the system perform this simulation on the basis of different plan versions of the annual budget.

The assessment adjustment proposed by the settlement run is not adopted in the assessment contracts until the adjustment is activated. You can continue to modify the adjustment amounts until the adjustment is actually activated.

Performing Assessment Adjustments

Performing an assessment adjustment is similar to an adjustment of conditions .

  1. In the COA company code, on the SAP Easy Access screen, choose Start of the navigation path Accounting Next navigation step Flexible Real Estate Management Next navigation step Third-Party Management Next navigation step Annual Budget Next navigation step Assessment Adjustment Based on Annual Budget End of the navigation path .

  2. In the Company Code field, enter the COA mandate that contains the objects for which you want to adjust the assessments.

  3. In the Version field, enter the version of the annual budget that you want to use as the basis for the adjustment.

  4. Specify the settlement step up to which you want the system to simulate the assessment adjustment.

  5. Enter any additional data required on the other tab pages, such as, minimum increase amounts or whether you want to include advance payment conditions.

  6. Run the program.

  7. In the log you can see which settlement steps the system executed.

    Reporting on Assessment Adjustment

  8. Following the path above, choose Reports on Assessment Adjustment .

  9. Choose the ID of the settlement you performed.

  10. Choose a report, such as Results per Assessment Contract .

    Editing and Activating the Assessment Adjustment

  11. To edit and activate the adjustment, you follow a similar procedure as for an adjustment based on service charge settlement.

    In the COA company code, on the SAP Easy Access screen, choose Start of the navigation path Accounting Next navigation step Flexible Real Estate Management Next navigation step Adjustment of Conditions Next navigation step Adjustment Next navigation step Edit Adjustments End of the navigation path .

  12. Choose the ID of the settlement (assessment adjustment) you performed.

  13. Choose Actual Settlement mode.

  14. Run the program.

  15. To change the amounts displayed, choose with the quick info text Change Price .

  16. To activate the adjustment, select the row of amounts you want to activate, and choose with the quick info text Activate Adjustment .

  17. Save your entries .

Result

The proposed adjustment amounts are adopted in the assessment contracts.
