You can make identical adjustments to expense items in multiple cost efficiency analyses (CEAs) using a mass change.
The types of mass changes you can make are described below.
Periodic changes to expense items
According to German law, the flat fees for management costs and maintenance costs change every three years. To adjust the expense items in all affected cost efficiency analyses, use the periodic mass change.
Periodic change of expense items based on number of years ready for occupancy
According to German law, the amount of the maintenance costs is dependent on the number of years the individual objects are ready for occupancy. The number of years ready for occupancy is defined as the time period measured in years that the date on which the object was ready for occupancy lies in the past at the end of the current calendar year. The values are:
Less than 22 years
Between 22 and 32 years
More than 32 years
To adjust the expense items in all affected cost efficiency analyses for each number of years ready for occupancy, use the periodic mass change by number of years ready for occupancy.
Note
You execute the periodic change of expense items by number of years ready for occupancy separately for each expense item group.
Ending expense items
If there are expense items that should no longer be considered after a certain date, you can end all of them at the same time in all affected cost efficiency analyses.
