The comparative group of apartments groups internal rental objects and external comparative apartments .
The apartments of the comparative group are used for rental adjustment when you calculate the comparative rent for privately financed apartments (see Adjustment Method: Comparative Apartment ).
Depending on the contract reference, you must note the following restrictions when assigning specific object types:
Objects are leased out
Since pooled spaces cannot be leased out, you can therefore only assign them for informational purposes.
Objects are leased in
Since pooled spaces cannot be leased in, you can therefore only assign them for informational purposes.
Note
You usually assign rental units (or other object types of the same usage type) to the comparative group of apartments.
Rental objects assigned for informational purposes are not taken into account when you adjust conditions.
Recommendation
The comparative apartments that are to be assigned to the comparative group should have the same measurement type. Only then are all apartments of the comparative group taken into account during the adjustment.
