You use meters to enter measurements of consumption to be used for service charge settlement (electricity, water consumption, and so on). If you use consumption-dependent measurement types, you need to create meters for the relevant rental objects. Otherwise no service charges can be settled.

You create meters from rental objects and settlement units, but they are actually created in the
Plant Maintenance
(PM) component. In PM, meters are called
measuring pointsbecause they are also used for measuring other values there.
In the rental object master data, create the meters to be used for consumption-dependent service charge keys. This assigns the meters to a rental object.
You use measuring points, measuring point types, measurement positions, and characteristics to determine the location and function of a meter.

You use measurement documents to enter meter readings or any meter reading differences. You can also have the system calculate meter reading differences automatically. You enter meter readings using the following functions:

(and for Settlement Unit and for Building)
Entry List
(such as, all meters for a business entity)
For an accurate service charge settlement, you must have at least two meter readings for the settlement period; the initial reading (the first or lowest reading in the period) and the final reading (highest reading in the period).
Take into account any tenant changeovers
Tenant changeovers can occur during a settlement period, which may result in several consecutive contracts or vacancies. During tenant changeover, you must therefore take an interim meter reading for consumption-dependent service charge costs so that you have a measurement document.
The service charge settlement function calculates and apportions the consumption-based service charges for the rental objects based on the service charge keys and the measurement of consumption.
