In Flexible Real Estate Management, you apportion service charges based on the measurements defined in the rental objects.
Customizing
Define the measurement types for apportioning service charges in Customizing. Choose:
You must set the
For App.
(relevant for apportionment) indicator on all measurement types that you want to use for apportioning service charges.
Application
In rental object processing, you have to assign the measurement types on the Measurements tab.
An apportionment can be defined for each measurement type in Customizing as one of the following:
Apportionment according to fixed values
Apportioning is by fixed values defined in the measurements of the rental object (for example,residential space/usable space).
Apportionment according to consumption values
Apportionment is carried out using consumption values that are measured by meter readings.
The meters are assigned to the rental object. The internal characteristics for this have to be assigned to the measurement types in Customizing. To do this, choose:
Apportionment according to condition types
Apportionment is based on the condition items that are assigned to the rental object on the Conditions tab. Additionally, the correct calculation rule (such as residential/usable space in m²) has to be entered in the Calculation subtab.
These condition types are evaluated when the service charge settlement is carried out.
The service charges to be distributed are divided up in proportion to the condition amounts determined.
Apportionment according to percentage shares
If the
Percentage Value
indicator is set for the corresponding measurement types in Customizing, apportionment is based on the percentages within the measurements of the rental object. You can determine the prorated service charge distribution per measurement in such a way that the costs for house cleaning, for instance, are apportioned to rental object 1 at 30% and to rental objects 2-8 at 10% for each one.
A 100% check is carried out during service charge settlement.
Equal apportionment
In the service charge settlement, the costs accumulated on a settlement unit are automatically apportioned in equal shares to the rental objects. There is no need to specify measurements in the rental object (
Equal apportionment
indicator).
Apportionment for vacant rental objects
In Customizing, you can also specify for each measurement type that only those rental objects are taken into account that were leased out in the corresponding settlement period (
Vacancy Zero
indicator).
Consequently, costs are only apportioned to leased-out objects and not to vacant rental objects.
